Bill transferred his fee simple to his sister Martha, retaining a reversion interest in the property for himself. The property consists of an orchard with apple, pear, and peach trees. Instead of harvesting the fruit to sell, Martha starts to cut down the trees to clear land for a large house she plans to build. The house and surrounding grounds are so large that Bill is getting very concerned about the value of the property. Since Bill retained an interest in the property, he or his two sons as his heirs will obtain a fee simple when Martha dies. Is there anything Bill can do to protect his interest in the property? Explain your response based on the law.
